Archaeological Management Solutions (AMS) were engaged to undertake an archaeological impact assessment with archaeological testing, in fulfilment of a condition of planning permission. The site contained no recorded archaeological sites but is adjacent to the Old Newtownanner School House—a protected site of architectural heritage (RPS Ref.: 10; NIAH 22208317).

A total of fifteen test trenches were excavated for this assessment in three of the four plots (Sites A, B and C); the proposed development would not have an archaeological impact on the fourth plot. Testing in Site A and B revealed significant modern truncation from land reclamation, with large upstanding spoil heaps recorded across Site A, and modern services recorded in Site B.

Nothing of archaeological significance was recorded in testing.
