A programme of archaeological assessment and monitoring has been completed in advance of and during construction work at 92–93 St Stephen’s Green, Dublin 2. Desktop assessment was undertaken in January 2024 and concluded that the development could potentially disturb or destroy buried archaeological deposits. Subsequently monitoring of SI works and archaeological test trench assessment identified no archaeological material. Monitoring of bulk excavations was recommended in order to reduce the risk of adverse impacts from the development on buried archaeological sites and features. The monitoring, which is the subject of this report, was undertaken between April and August 2025. Enabling works were initially undertaken between April and May 2025. These consisted of the excavation of a crane base at the north-east corner of the site and the excavation of a foundation trench for a retaining wall along the west, south and east sides of the rear courtyard. The bulk excavations were monitored between 25 July and 20 August 2025. Demolition layers were mechanically excavated across the rear courtyard. No archaeological material was identified during monitoring and natural boulder clay was observed at c. 2–3m from the existing ground surface. No archaeological material was identified during monitoring. No further archaeological works are required
