Archaeological testing was undertaken on 4 December 2024. The permitted development is located to the south of Nevinstown Lane, Swords, Co. Dublin, in the townland of Nevinstown West. The site is bound to by Nevinstown Lane to the north and east, a treeline boundary to the south and a large private clinic to the west. There are seven recorded monuments within 500m of the proposed development area. These comprise 2 enclosures (DU011-116, DU011-118) c. 375m and c. 435m southwest of the development area, a burnt mount (DU011-151) c. 311m southwest and a field system (DU011-117) c. 341m southwest. A ring-ditch lies c. 325m south, which was visible as a cropmark on an aerial photograph taken in 1971. The remaining two are a Bronze Age pit (DU011-153) c. 400m north of the site and a structure (DU011-154) c. 360m northwest of the site.

Four test trenches were excavated across the area of development.  One archaeological area (AA1) was identified, to the northern portion of the development area. This comprises a shallow subcircular pit located in Trench 3.  It was recommended that archaeological remains are subject to preservation by record (archaeological excavation) in advance of construction. It was also recommended that all topsoil stripping associated with the proposed development be monitored by a suitably qualified archaeologist.
