The proposed development involves the refurbishment and redevelopment of the existing properties at 7–9 Arundel Square and 17–18 Broad Street, Waterford. This development will unite the three separate properties that comprise the current site into a single premises.

Monitoring of wall removal and ground reduction works revealed no archaeologically significant features or deposits. All excavated deposits appeared to be 18th to 19th century in origin, with no early structural features identified.

The works have mainly, other than in No. 7 Arundel Square, left the pre-existing concrete slab in-situ and ground works in No. 7 have only lowered ground levels by enough to bring it in line with the concrete slab in adjacent property, No. 9.

As noted in earlier excavations, medieval structures and features do exist sub-surface in this location; including cess pits, sill-beam structures, the medieval city wall and earlier clay banks (Wren 1998; Moran 1999a–c). However, construction works for the current development have not penetrated deep enough to impact on any such medieval archaeological features.
