The majority of the bulk excavation for the double basement and formation levels of the permitted development took place, evidencing that two phases of bulk deposition had occurred on site; firstly following the construction on Howth Harbour from 1800 onwards natural silts and sands which would have otherwise been scoured from Claremont bay began to build up on the site. Secondly, following the imposition of the railway line in 1847, manually dumped materials were deposited between that feature and the shoreline.
