The proposed development is centrally located site within the St James’s Gate brewery lands bound by James Street to the south, Watling Street to the east and Victoria Quay to the north and adjacent to an internal circulation route (Cooke’s Lane).

A total of three test trenches were excavated along with ground reduction for a pile mat. The insertion of the piles was also monitored.

The monitoring established that the upper 0.9m of the site consisted of modern stone filling and services, including pipes and manholes. Three deeper test pits also revealed infill clay deposits present to a depth of at least 2.4m below present level. Pottery sherds from the lower levels indicate a date of late 18th- 19th century for the infilling of the area.

There was no indication of any medieval structures or deposits in the area excavated.

The area was excavated by mechanical excavator under archaeological supervision.
