Monitoring was carried out of groundworks associated with the construction of a multi-storey commercial office block at 91-94 North wall Quay, Dublin in response to planning conditions attached to the development (Planning Ref.: DSDZ3875/15).

The development area is a rectangular plot of land bordered to the south by North Wall Quay and to the north by an access road into ‘The 3 Arena’. A new road has recently been constructed along the western portion of the site, which has yet to be opened to the public. ‘The 3 Arena’ abuts the development area to the east. There is only one Recorded Monument, the North Wall quay (DU018-020564), located within 500m of the development area. This east–west running quay is located c. 30m to the south of the site.

The development area is located within an area that was reclaimed from the estuary of the River Liffey. This process commenced during the 18th century and was first mapped by Rocque in 1760. North Wall Quay, East Wall Road, Mayor Street and Sherriff Street are all marked within Rocque’s map with individual plots shown in between. At the beginning of the 19th century the development area had yet to be developed with only one small structure shown within the site as fronting onto North Wall Quay. This remained the case until the later part of the 19th century, when a structure was erected within the south-east corner of the site, which is shown on the 1886 OS map. By the time of the 1909 OS map, the site had been developed as a coal yard, with three buildings fronting onto the quay and a number of railway tracks present.

Monitoring of the groundworks during May 2018 did not identify any features or deposits of archaeological potential within the site.
