The overall development received planning permission for the construction of 62 dwellings, including landscaping, parking, access and all associated site development works. Test trenching related to Phase 1 of the proposed development, which required the construction of an access road and one house. Land take for the house measured approximately 25m east-west x 10m, while land take for the access road measured approximately 18m north-south x 10m. The total area of land take associated with Phase 1 measured approximately 480m².

The excavation of two test trenches failed to reveal any archaeological features or artefacts. On all occasions topsoil directly sealed a superficial geological deposit. Modern ceramic pipes of no archaeological significance were recorded in Trenches 1 and 2.

No archaeological features or artefacts were revealed as a result of carrying out the test trenching.
