The current development proposal provides for the construction of a Class B1 office development comprising office and ancillary accommodation at ground floor, first floor and within roof void, including four car parking spaces within a ground floor garage accessed from the North Rampart and for the in-filling of the existing basement.

While no known sites and monuments exist within the proposed development boundary, the site is located within the area designated as an Area of Archaeological Potential (AAP) associated with the historic settlement of Coleraine in the Northern Area Plan 2016 adopted under the provisions of Part III of the Planning (Northern Ireland) Order 1991.

Monitoring of the excavation of the three geotechnical test-pits, undertaken during 19–20 September 2017, confirmed that much of the southern portion of the site comprises the basement of the building which formerly occupied the site and modern infill associated with the construction of the same.

In particular, the current development proposal provides for the infilling of the modern basement and the proposed new foundations are largely around the perimeter of the site: i.e. in the same location as the existing foundations.

However, while no archaeological features, remains or deposits were identified during this limited phase of works, it is possible that construction works associated with the current proposal will impact upon any previously unidentified archaeological deposits which may survive in situ within the boundaries of the PDA.
