A programme of test trenching was carried out at a proposed development site at 5–6 John's Lane West, Dublin 8. The site is bounded by John's Street West to the west, John's Lane West to the south, Augustine Street to the east and by an adjacent site to the north
The works were undertaken on behalf of Focus Ireland Ltd in response to Planning Condition No. 7 of the planning permission issued by Dublin City Council (Planning Ref: 3510/15).
The proposed site is located within the Zone of Archaeological Potential for the historic town of Dublin (DU018-020). In the medieval period the site lay to the west of the walled city in the vicinity of an ecclesiastical site, the Priory and Hospital of St John the Baptist.
During testing three partially articulated human burials were identified in addition to disarticulated human remains in the north and north-east section of the site. Sub‐surface masonry features identified in the south-west corner of the site represent a mid‐19th-century structure depicted on the Ordnance Survey mapping in this location.
The proposed development will consist of a seven, part six and part five storey over basement structure, that incorporates 33 apartments. The foundation design, which has formed the basis for the impact assessment, consists of a piled foundation in conjunction with ground beams. The proposed basement structure will be supported entirely on a piled foundation. Up to 92 rotary piles, measuring 0.6m in diameter, will be inserted throughout the structure at c. 4m centres.
Present ground level across the proposed site area varies from c.11.17m OD to c. 7.98m OD. The finished ground floor level for the new building will be 10.34m OD, while the finished basement floor level will be 7.57m OD. Therefore, a ground reduction of up to 1m is anticipated. In addition, the footprint of the proposed basement is substantially larger than the existing basement structure. This will have a direct impact on the surviving sub‐surface archaeological features (human remains, 19th-century walls and pits) identified across the site.
