At the request of Trinity Leisure Holdings Ltd testing was carried out following an assessment of the proposed development at 28a - 29 Pearse Street, Dublin 2  in fulfilment of Planning Condition No. 9 issued by The Planning Dept Dublin City Council (Ref. Grant Order No. P2321) The site is located within the area of archaeological potential for Dublin, within an area which lies immediately outside the medieval city and was reclaimed from the River Stein in the late 17th century. The Grace Bible Fellowship building dates to 1830 and the Trinity City Complex was built 15 years ago. Deep reclamation deposits have been reported in adjacent archaeological investigations. The site is bounded to the south by Pearse Street, to the north by Cards Lane, to the west by 28 Pearse Street and to the east by Spring Garden Lane. The site covers approximately 0.06 ha.

Testing was carried out in November 2016. A number of test trenches were excavated over the entire site. A ditch/pit feature containing 18th-century pottery sherds was identified c.1m below present ground running east-west at the northern end of the site and a 19th-century fireplace was identified c.1m below present ground level in the center of the site abutting the adjoining western wall. The concrete foundations around the perimeter of the site were removed under archaeological supervision – no archaeology was present as the foundations had previously disturbed the ground. Further monitoring of the site is recommended during construction phase and excavation of the ditch/pit feature.
