Pre-development testing was carried out on the site which formed part of a distillery on the southern bank of the Butlerstown River. No upstanding remains of the distillery survive on the site. Two test trenches were mechanically excavated across the site revealing extensive build-up layers. The remains of a brick-built feature was revealed close to the river which may have been associated with the distillery. Monitoring of groundworks is recommended if development proceeds.
