Archaeological investigation was undertaken in advance of development work for the construction of two two-storey structures and ancillary buildings.  

A layer of mid-brown topsoil approx. 0.2-0.4m deep covered the entire development site. This overlay a mid-brown sandy clay subsoil, approx. 0.1-0.3m deep, and loose shale bedrock. The eastern side of the development site was substantially built up with recently imported soil, including the earthen embankment inside the eastern boundary fence. 

While no features of archaeological significance were uncovered during these works, an assemblage of ex situ isolated artefacts was identified from across the site during monitoring such as a black convex end-scraper with no evidence of abrasion.  Other finds date from the later post-medieval period, comprising ceramic sherds, tile, clay pipe and glass sherds.
