Monitoring was undertaken at this site, with the assistance of Peter Kerins, and took eight days in total to complete.

Development involved demolition of a 3-storey over basement office building of 102 sq.m and replacement with a 3-storey over basement office building of 147 sq.m. Prior to redevelopment, the property was used as office accommodation and was in a poor state of repair. The site lies within a row of historic buildings that overlooks the eastern side of The Four Courts. The site is situated within a Georgian Conservation Area.

The development area measured 8m east-west x 5m. Monitoring commenced following demolition of the existing building down to the level of the cellar floor. The floor of the cellar was 2.7m below street level.

The formation level for the new structure was 1.2m below the floor of the original basement. The removal of a sand/cement floor revealed the flagstone floor of the original building. The slabs were made from cut limestone and measured 0.6m x 0.6m x 50mm in depth.

The sub-surface layers were homogeneous across all of the site, and monitoring revealed a rubble layer containing masonry blocks and red brick sealing riverine deposits.

Evidence, if such ever existed, of any earlier buildings or archaeological material was removed during the construction of the cellar, the base of which was 2.7m below street level.

No archaeological features or artefacts were revealed as a result of carrying out the monitoring.
