The north-east side of the development area has previously been reduced to a level of between 0.5m and 0.7m below the base of the original topsoil. The south-west side had previously been reduced by between 2m and 3m below the base of the original topsoil. In addition, a line of modern services had been placed along the north-east edge of the development prior to the current application. Due to this level of disturbance and ground reduction it is the monitoring archaeologist’s opinion that no archaeological material, if it had existed, could have survived within the development area.
