Development consists of construction of a storey and a half detached dwelling with access route, percolation area and garage to the rear. An archaeological assessment was requested for this development due to its close proximity to CV040-015, Children's Burial Ground, which is located c.70m north of the northern boundary for the site.
The development is roughly 5km east of the main N5 Dublin-Cavan route; Mullagh is located c.5km to the east of the town of Virginia, Co. Cavan. The site is located 2km to the north of the R194 route to Mullagh.
The Archaeological Survey of Ireland notes with regard to CV040-015 Children's Burial Ground:
Not marked on OS 1836 or 1876 eds. Situated on the SW shoulder of an area of high ground. Known locally as 'The Caldragh', this is believed to be the site of a children's burial ground (local information). No visible remains at ground level.

A programme of archaeological test trenches was carried out across the area of proposed development in order to determine whether any archaeological material was present. Eight test trenches were excavated using a machine with a grading bucket. No evidence for any archaeological deposits, finds or features were encountered during the course of testing on this site.
