Archaeological investigations in advance of an extension to Penneys Store in Waterford were largely finished in 2013, but to complete the works part of the older building was taken down and reconstructed in spring 2014. Cuts through the floor slab were investigated in advance of piling.

Where a small trench (52a) was cut into the medieval burial ground/garden no burials had survived post-medieval disturbance, but at least ten intercutting burials were found in the small trench (51) in the cloister walk beside the church. A monitored trench (52) in the disturbed (cellared) part of the friary east range encountered early mortared masonry and heavy unbonded stonework predating the friary. As a consequence the likely corner of the 12th-century walled city has been identified nearby.
