A third attempt at securing planning permission to construct a dwelling house on Dundeady Island was initiated in March 2012. Two previous applications were refused planning permission on the grounds that the proposed site locations were too close to the upstanding archaeological remains which include the ruins of a tower-house (CO144-03903) and a substantial portion of the associated bawn wall (CO144-03905). An on-site meeting between the landowner, the architect, Mairéad Weaver (National Monuments Service) and Mary Sleeman (Cork County Council) was convened on March 16 when it was agreed that a low-lying area over 100m to the south-south-east of Dundeady Castle would be an appropriate location for development once the area had been archaeologically resolved. Six test trenches were placed in those areas of site subject to most ground disturbance, i.e. at the proposed location for the dwelling house, the percolation area and along the driveway. These were all excavated to a level below the natural subsoil and no features or finds of archaeological significance were noted in the investigated areas.
