The proposed development is situated at the junction of North Road and Northland Road. It lies within an archaeologically sensitive landscape with six recorded archaeological sites within a 1km radius. It is proposed to construct a mixed-use development upon the site in a phased approach.
A total of seven test trenches were excavated across the site in various locations at the end of January 2012. These trenches measured between 55–108m with all being excavated to glacial subsoil by a mechanical digger fitted with a flat toothless bucket. The topsoil comprised of a dark brown clayey loam measuring in thickness from 0.15-0.4m and was removed to the underlying mid-light brownish grey clay subsoil. No archaeological deposits were uncovered during the testing works.
