The development site was located in the area to the south-east of Newtownards within an area between the Comber and Strangford roads. It lies adjacent to a Scheduled Monument, Castle Gardens or Castle Bawn (DOW006-019). The site is in the low-lying former tidal area of Strangford Lough.
During a previous phase of monitoring works by David Kilner and Johanna Vuolteenaho under licence AE/10/117 (Excavations 2010, no. 229), which consisted of open-plan stripping, evidence of post-medieval agricultural activity in the form of furrows was encountered across the site.
Piling works recommenced in early May 2011 and involved piling across the whole site, including areas for foundations as well as for car parking. Trenches for drainage and services were also excavated. All groundworks were monitored. Nothing of archaeological significance was uncovered.
