A pre-development assessment took place on 23 and 24 March 2011 at a site to the south of the Donegal Road in Ballybofey. This site is subrectangular and currently consists of parts of two fields. It measures approximately 220m south-west to north-east by 300m at its longest point, incorporating an area of approximately 2.4ha. The development is located within an archaeologically sensitive area, with nine recorded archaeological sites lying within, or just outside, a 2km radius; the closest, the site of a ringfort (DG078-013), is approximately 450m away.

The assessment took the form of seventeen test trenches aligned north-west to south-east across the site, with a collective length of 862m. Each trench was excavated to subsoil, which varied between orange sand and yellowish-orange sand. Subsoil was uncovered at depths of 0.4–0.6m, lying under topsoil consisting of brown, sandy silt. Nothing of archaeological significance was uncovered.
