The development involves the extraction of sand in a greenfield site measuring c. 3.05ha at Glentire, Ballaghkeen. The site consists of gently sloping agricultural land and levels vary from c. 66m to 72m OD. A north-east/south-west haul road, measuring c. 500m in length, will be constructed from the proposed extraction area on to a regional road. The proposed development will involve the stripping of soils, creation of screening embankments, an access road and site restoration.

The excavation of eight test-trenches located throughout the development area failed to reveal any archaeological features or artefacts. On all occasions topsoil directly sealed superficial geological strata. In total 1530m² of test-trenches were excavated within the extraction area, giving an approximate 5% test-trenching sample; 252m² of test-trenches were excavated within the 5000m² haul road. No archaeological features or artefacts were revealed in any areas of land-take during testing.
