Pre-development test excavations were carried out on a proposed development area at Magheranure, Cootehill, Co. Cavan. The proposed development was for a large-scale residential development, consisting of 103 semi-detached and detached houses, two two-storey apartment blocks, a cr'che facility with parking and ancillary play areas.
A total of eighteen trenches were opened within the proposed development area and they did not identify any finds or features of archaeological significance. Despite this fact, the distance between test-trenches was often sizable and that could cause omission of potential archaeological features. Due to dense trees and vegetation in the northern part of the site, it was impossible to test this area. Close proximity to the river and marshy ground increase the potential for archaeological remains associated with riverine settlement. There is also the potential for fulachta fiadh to be present. It was recommended that monitoring be carried out of any topsoil removal in the northern portion of the proposed housing development.
