The development site was the subject of a series of pre-development archaeological and architectural assessments. No recorded monuments are known from the site. It lies within an area of the city which developed as an industrial hub over the past 250 years.
The archaeological monitoring of groundworks took place between May and October 2008. The stratigraphy at the site consisted mainly of large quantities of dump material comprising industrial waste, ash, slag and red brick to a depth of 2m. Subsoils varied across the site but mainly consisted of sandy clay with numerous shell inclusions, water-rolled boulders and marly clay. The subsoils are representative of a previous shallow marine environment in the area.
The remains of stone and red-brick sheds were recorded at the western side of the site. These sheds contained the remnants of coal and may have been used as coalhouses for the surrounding industrial activity or nearby railway works. Only the internal walls which were at right angles to the external wall of the development site remained. A stone culvert consisting of black limestone and a clay pipe were also uncovered at the site.
Nothing of archaeological interest was recorded during the monitoring.
