The proposed development, when complete, will consist of a residential area with 54 apartments, 51 townhouses, 8 semi-detached houses, 4 detached houses and a roadway. There are twelve archaeological sites within a 2km radius, two of which were enclosures (LDY042–032 and 033), one an ecclesiastical site (LDY042–016), as well as Magherafelt castle and bawn (LDY042–022). Due to the historical significance associated with the castle and bawn and the aforementioned ecclesiastical site, NIEA: Built Heritage has defined Magherafelt as an area of archaeological and historical interest
Phase I monitoring took place on 6–11 March 2008. No archaeological deposits were uncovered. Phase II monitoring took place from 26 August to 3 September 2008. No archaeological deposits were uncovered.
