The proposed development at Ballylin, Ferbane, Co. Offaly, consists of a two-storey extension to an existing dwelling, a separate private garage, septic tank and percolation area. The development was the subject of an earlier grant of planning, which was granted without archaeological conditions. Much of the work on the house extension was undertaken at this earlier period. The work was, however, not completed and the grant of planning lapsed without completion of the project. A further application was made to complete the project, which was turned down due to concerns about the existing septic tank. A third application is now being made to the planning authority.
The proposed development lies within the confines of the archaeological buffer zone around OF014–012 (enclosure site). No trace of the monument is visible on the ground today but its outline is visible on aerial photographs in the field to the south of the proposed development. Test-trenches on the area of the site that remains to be developed produced nothing of archaeological significance.
