The development would involve the demolition of a single-storey side extension to No. 67 Sandymount Avenue to provide access to a new two-storey-over-basement detached house at the rear of Nos 63 and 65 Sandymount Avenue. Associated works would involve boundaries, landscaping, garage and new vehicular gates. The proposed development site measures c. 35m north-west/south-east (maximum) by 25m (maximum). Monitoring lasted one day and revealed the site to consist of topsoil directly sealing geologically deposited sand. Occasional evenly distributed modern glass fragments, china pottery fragments and small red-brick fragments were revealed in the topsoil. No archaeological features or objects were revealed as a result of the monitoring.
