An impact assessment of a proposed farm development at Bayswell, Co. Kilkenny, was undertaken with regard to the proposed development of the construction of a dairy, milking parlour, collection yards, slatted tank, overground slurry silo and a cattle shed and also the demolition of a number of sheds and outhouses to the west of the walled stables and courtyard that lie to the west of Bayswell House, a fine late Georgian building with an associated walled garden, courtyard and entrance avenue. Family records suggest the house was built some time around 1840. The walled garden contains a teahouse and a well house containing a holy well, KK008–037, located 150m to the north-east of the proposed buildings. A number of ringforts and earthen enclosures (KK008–035, KK008–036 and KK008–039) surround Bayswell House and reflect an early medieval presence in an area of good pasture land.
Pre-development testing took place on 21 January 2006. The back actor of a JCB fitted with a 1.75m-wide toothless bucket was employed to excavate two trenches. The location for the trenches was established with consideration for the footprint of the proposed development. Both trenches were excavated across undisturbed ground in the south-west corner of the proposed development footprint. The remainder of the area had previously been disturbed. Nothing of any archaeological significance was noted in either trench.
