Although the proposed development site is located within an area that has in the past produced a rich array of archaeological finds dating from the Viking period, a site assessment revealed that no previous archaeological finds had been discovered here. Cartographic sources indicated that a building was constructed on the site during the late 19th or early 20th century. This was demolished recently. The programme of testing revealed nothing of archaeological significance within the two test-trenches, although layers of demolition material associated with the demolished building were noted.
