An impact assessment was undertaken in response to a condition of planning. The proposed development area, earmarked for an apartment/retail building, lay 150m without (west) the line of the city walls but within the zone of archaeological potential for Waterford city (SMR 9:5). Four test-trenches were excavated across the site but nothing of archaeological interest was noted. It can be concluded that the site was first developed during the second half of the 18th century and more intensively in the early 19th century.
