The site, the subject of a proposed housing development, is located on the southern side of Dualla Road, in a greenfield area on the outskirts of the town. A small portion of the site falls within the boundary of Cashel Town Council, while the greater part falls within the jurisdiction of Tipperary (South Riding) County Council. Both authorities sought an archaeological assessment (including testing) as part of a request for further information.

Except for one site of probable archaeological significance, there was little evidence for archaeological material throughout the site. Evidence for a site of antiquity was found close to the summit of a low hill. It consisted of a ditch following a crescent shape corresponding roughly with the contour of the hill. The ditch was generally 2m wide below the sod level and 1.4m wide at the base. It was about 1m deep and filled with soil similar to the surrounding topsoil; the ditch is therefore only clearly recognisable in the subsoil. There were no ancient artefacts within the ditch or surrounding soil. It is likely that the ditch represents some form of enclosure, possibly a ringfort or even an older henge-type monument. It is probably circular and, if so, encircles an area of c. 60m, roughly surrounding the summit of the hill.
