The development site was occupied by eleven buildings (Buildings A–K) and a horse ring built of breezeblocks at the time of the assessment. The buildings comprised of a dwelling house of mid- to late 19th-century date and ten ancillary farm buildings, mainly stables, of late 20th-century date. These surrounded an upper and lower yard, both of which were paved with concrete. The development area lies within the constraint area for a medieval church and is located 35m to the north-east of a possible ecclesiastical enclosure (SMR 34:1(02)) and medieval hut site (SMR 34:1(01)) identified during testing by the late Leo Swan (Excavations 1995, No. 236, 95E0143).

A total of thirteen test-trenches were excavated within the site. Trenches 1–2 were excavated between buildings A–D and Trenches 3–4 between buildings G–J. It was clear from these trenches that the ground level within the yard areas had been raised over the last 50 years, as a large amount of modern rubbish and broken bottles and china were exposed.

Trenches 5–13 were excavated within the low-lying flat field to the east, which also appeared to have been partially raised. It was also clear that it had been used for the dumping and burying of modern rubbish, which was frequently exposed below the sod and topsoil. No archaeological features or deposits were exposed.
