The proposed development is located at Tullylannan townland on the southern outskirts of Leitrim village, Co. Leitrim. The site of the proposed development is near a castle site that is located on the far side of the canal to the west. The proposed development will consist of 27 houses, 30 apartments in five blocks, a 57-berth marina, accesses and services. The site is very wet and boggy, particularly to the north and east along the canal. While it was under long grass and reeds at the time of the field inspection, the entire area is flat and featureless, with no apparent potential archaeological features.
Nine of the proposed eleven test-trenches were excavated by machine across the site of the proposed development in August 2005. Different contexts were revealed in the different trenches, with the main difference being the depth of the bog in the northern and eastern portions of the site. No evidence of archaeological activity was revealed.
