The site comprised much of the land between Dermot O’Hurley Avenue and Irishtown Road. Monitoring of all groundworks was required, as the northern half of the site was within the zone of archaeological potential for the village of Ringsend (SMR 18:53). The groundworks consisted of an initial phase of test-pit excavation to identify contaminated deposits and the second phase involved bulk excavation to accommodate a basement in the development. The stratigraphy consisted of a build-up of alluvial material which was present up to 1.5m below present ground level. This was followed by reclamation deposits consisting of 19th-century garden soils. No evidence for any earlier activity was found.
