The development site consisted of an open yard, in the eastern end of which was a small building that served as a motorbike garage until early 2005. This was demolished in advance of testing. Three trenches were excavated within the footprint of the proposed development. Structural foundations/cellars and demolition rubble associated with 19th-century dwellings on the site were noted in the trenches. One remnant of a possible earlier wall was visible in Trench 3, in the north-eastern corner of the site. This was not a substantial remnant and was in a state of disrepair.
