Monitoring of the construction of a single dwelling house was carried out. The development site is in the north-west corner of Base Town, a 15th-century walled suburb, and is located on the east-facing side of a steeply sloping hill overlooking Youghal town. The stratigraphy recorded during monitoring consisted of a thick layer of modern garden soil overlying the natural subsoil; this soil appeared to have been introduced in order to level out the ground surface on this hillside site. There were no archaeological features or finds uncovered during monitoring.
