Testing was carried out at a proposed development site in the townland of Kincora, c. 0.3km south-east of Ferbane, Co. Offaly. The proposed development is located within the curtilage of a castle site (SMR 14:46). It is proposed to construct a two-storey dwelling and ancillary services on the site and to convert an existing late 18th/early 19th-century single-storey cottage into a garage/hobby room. The site is accessed by a narrow (3m-wide) trackway, which runs from the main road to Kilreaghan cemetery (SMR 14:31), to the south-west. It is proposed to extend a section of this trackway to 4m under the current development plans. The proposed site lies on a slight rise, just east of the Brosna River. Gallen Priory (SMR 14:29) lies across the river to the south-east.

Seven trenches were excavated across the site using a track machine with a 1.8m-wide toothless bucket. Potential archaeological deposits were cleaned and further tested by hand. A search of the spoil was carried out. No deposits or finds of archaeological significance were found.
