The site was occupied by a bungalow and garden. The garden was tested in 2002 (Excavations 2002, N0.1520). The developer received planning permission to construct two ground-floor retail units and two first-floor apartments on the site. Monitoring was required as a condition of planning. The foundations of the development were 1m deep and 1.2m wide and they exposed traces of walls and floor levels surviving from the bungalow. The foundation trenches were cut through sticky brown clay, which formed the subsoil; it contained loose and decayed stone. Archaeological material was not observed during ground disturbance works.
