A housing development in the vicinity of a medieval field system received a condition requiring an archaeological monitor. The developer did not comply and eleven houses were built without monitoring. The planning authority subsequently imposed a condition requiring an archaeological assessment including test-trenching. This was carried out in September 2003 and did not disclose archaeological material.
A further issue concerned the excavation of a wayleave to carry waste away from the development. The route impacted on the field system. A route was agreed between the client and the planning authority, and the excavation of the trench was monitored. The monitor disclosed no material of an archaeological nature.
Monitoring of groundworks for the construction of the remaining seven houses took place between August 2003 and February 2005. This disclosed no material of an archaeological nature.
