The development, comprising 134 housing units, is located 600–700m north-east of the centre of Kells, 250m south of the bank of the River Blackwater. Planning permission required that monitoring should be carried out during 'all subsurface works' but the site was being sold on and the intending purchaser wanted to have an assessment of the site carried out before closing the sale.

The proposed layout of the development was not available when the trench layout for the method statement was devised. Therefore it was proposed to test the field with seventeen trenches that were evenly spaced over its area. Archaeological features were not exposed in any of the trenches. Traces of furrows were exposed at the bottoms of several of the trenches. These were filled with material that was very similar to the ploughsoil present in each of the trenches. There was no evidence to suggest that the furrows were earlier than the 19th or 20th centuries.
