The site is located c. 350m west of Castle Street and is bounded by the River Dee to the south. It lies within the archaeological constraint area of an earthworks/barrow site, of which there is no visible surface trace, situated to the south-west.

Monitoring took place in January 2004. The topsoil was mechanically removed from all areas where the proposed development presented a potential archaeological hazard. This area measured a maximum of c. 30m north-south by c. 25m. The topsoil formed a consistent layer across the site measuring 0.4-0.55m in depth. It overlay a natural subsoil comprising a light-orange/brown silty sand with frequent pockets of fine gravel and occasional large (0.6m by 0.5m by 0.35m) sandstones. Seven sherds of late post-medieval and modern pottery were recovered from the topsoil. No archaeological features where identified.
