The site of the proposed development is located north of the bridge within Leitrim village. It is to consist of 44 apartments, three townhouses and twelve office units, in addition to access roads, services and a 70-berth marina. The site is near Leitrim Castle (in ruins), located to the south-west. The western portion of the proposed development site consists of dry ground with thin topsoil cover, sloping to the south-east towards the canal and the location of the proposed marina. The area of the proposed marina is very boggy and wet. The proposed development does not encroach upon any natural bodies of water; the marina will be connected to the existing 19th-century canal through consultation with the Inland Waterways Service. There was thus no need for an underwater archaeological assessment. Thirteen test-trenches were excavated by machine in February 2004. There was no evidence of archaeological activity in any of the trenches.
