Monitoring was carried out in connection with the refurbishment of Bective House, 18 Dawson Street, Dublin. The development involved the demolition of the existing lean-to roof structures and outbuildings at the rear of No. 18 and the construction of a new, flat-roofed, single-storey structure with associated drainage features. Bective House is constructed of cut stone with red-brick inserts, mainly at windows and doors. The structure of the return is red brick and appears to be a later addition.

The maximum ground reduction undertaken was c. 0.7m, though this was localised. In general, ground reduction was between 0.3m and 0.5m. The site was characterised by a mid-brown very disturbed rubbly clay. Natural geological strata were not encountered in any area of the development. Footings relating to early structures in the return were noted. No archaeological deposits or features were identified.
