An assessment was carried out on a proposed development site covering c. 637.5m2 within the zone of archaeological potential in Cavan town. The site contained a 20th-century building, its associated garden area and a disused access lane to the west. Two trenches were excavated to a maximum depth of 0.8m in the garden area. These measured 18.2m and 9m long and 1.45m wide. The stratigraphy comprised 0.36–0.48m of dark-brown peaty topsoil overlying natural subsoil. No archaeological features or deposits were identified in the trenches.
