The area for proposed redevelopment is located within the zone of archaeological potential for the town of Ferns. Eighteen test-trenches were opened. Archaeological material was identified in seven of them; these trenches were confined to the southern portion of the site, adjacent to the early medieval ecclesiastical site of St Edan's Cathedral.
In the greenfield portion of the site, a number of linear features and pits were recorded. These were located near to each other and may represent associated settlement features. The feature cluster may be medieval, or earlier, in date. Five sherds of clay lining or daub were recovered, four from a relatively shallow subcircular pit and one from a clay spread.
In the adjacent yard, a subcircular pit produced one sherd of medieval ware. No further features of a similar date occurred within this area of the site.
