Development at this site in Lisronagh is part of a scheme by Tipperary South Riding County Council to provide social and affordable housing. With thirteen different plots, there are thirteen clients and thirteen planning applications, all with archaeological conditions to be fulfilled. This report is concerned with Plot No. 11, which consists of a single dwelling with garage to the rear. Planning permission was granted with a condition to monitor all ground disturbance.

The site had been significantly landscaped, with imported topsoil and subsoil. Despite one and a half days of monitoring, and the recovery of a single sherd of earthenware from a layer of imported sediment, nothing of archaeological significance was noted.
