The areas immediately to the north, east and south of the development site were tested by Catherine McLoughlin in 2001 (Excavations 2001, No. 964, 01E0135); nothing of archaeological significance was revealed. The present development site had a condition requiring monitoring of all subsurface works.

The stratigraphy was consistent across the site. It comprised a layer of brown clay, 0.3-0.4m deep, overlying a brown gravelly natural subsoil. An electrical cable was exposed, running east-west, across the middle of the site. Archaeological material was not exposed in any of the foundation trenches.
