The site of the proposed development is located within the zone of archaeological potential for Termonfeckin and directly across the river from the site of the Archbishop's Palace. An assessment was carried out in 2001 by Linda Clarke (Excavations 2001, No. 879). No features of archaeological significance were exposed within the trench and no finds were recovered.

All further groundwork on the site was subsequently monitored. This involved the excavation of a single foundation trench. No features of archaeological significance were exposed.
