Monitoring was carried out at 14 Pim Street in advance of redevelopment of the site to a mixed-use commercial/residential complex. The site had previously been a location for the 19th-century brewing industry and, prior to the redevelopment, was used as an animal feed wholesale/retailer. Previous testing by Helen Keogh had failed to identify any deposits older than the 19th, or at the earliest 18th, century (Excavations 2001, No. 399). The remaining ground reduction within the site was monitored and no further features were noted.

On arrival at the site, the existing structure was internally demolished leaving the exterior shell as proposed. To facilitate this, concrete slab flooring was removed to expose dark garden soil underneath. This garden soil appeared to be late 18th/early 19th-century in date. Crockery fragments, including the ubiquitous black-glazed ware and porcelain, were noted but not collected. No archaeological material was noted within the excavated deposits. The developers propose to insert pile foundations internally. To facilitate this, a trench was excavated to correspond with the location of these piles. The trenches were excavated to natural subsoil where possible.
