An assessment was required at this site prior to development. The site is defined by Ellis Quay to the south, John Street to the west and Benburb Street to the north. The site adjacent, 5–7 Ellis Quay, was tested in 2000 by John O’Neill (Excavations 2000, No. 259, 00E0410) and will also be part of this development. Three trenches were opened in September 2003 and these show an open yard area fronting onto Ellis Quay. Foundations for a short terrace of houses were exposed on the northern end of John Street and likewise on Benburb Street. The foundations appear to be mainly Victorian and will be recorded prior to construction on the site.
